Rules & By-Laws

Building rules and by-laws to ensure a harmonious living environment for all Glen Eagles residents.

Glen Eagles is governed by its own strata by-laws (SP 39837) as well as the overarching Raleigh Park Community Management Statement. The following is a summary of key building rules. For the full legal documentation, please contact the strata manager or refer to the Raleigh Park policies page.

🔈 Noise & Behaviour

Quiet Hours
Mandatory
Residents and their guests must observe quiet hours between 10:00 PM and 8:00 AM on weekdays, and 10:00 PM and 9:00 AM on weekends and public holidays. During these times, noise must be kept to a minimum and should not be audible from neighbouring lots or common areas.

Common Area Conduct
Mandatory
Common areas including lobbies, hallways, lifts, and stairwells must be kept clear and used in a respectful manner. No personal belongings, furniture, or items may be left in common areas at any time. Smoking is not permitted in any common area of the building.

Music & Entertainment
Guideline
Musical instruments, amplified music, and home entertainment systems should be used at considerate volumes at all times. During quiet hours, audio should not be audible beyond your own lot. Residents hosting gatherings are responsible for the behaviour of their guests.

🐾 Pets & Animals

Keeping of Animals
Mandatory
In accordance with Amended By-Law 39, residents wishing to keep a pet must obtain written approval from the Owners Corporation prior to the animal being brought onto the premises. Approval may include conditions regarding the type, size, and number of animals permitted.

Dogs on Estate Grounds
Mandatory
Dogs must remain on a leash at all times when on estate grounds, in common areas, or in any shared space. Owners are responsible for immediately cleaning up after their pets. Failure to do so may result in a by-law breach notice.

Cats
Mandatory
Cats must be contained within the owner's lot at all times. Cats must not be permitted to roam common areas or enter other residents' lots. This is particularly important due to allergy and anaphylaxis concerns raised by residents.

🚗 Parking & Access

Allocated Parking
Mandatory
Vehicles must only be parked in their allocated spaces. Parking in visitor spaces, other residents' spaces, or common driveways is not permitted. Oversized vehicles that encroach on neighbouring spaces or impede access may be asked to relocate.

Visitor Parking
Guideline
Visitor parking spaces are for short-term use by genuine visitors only. Visitors should not park overnight without prior arrangement. Residents must not use visitor spaces for their own vehicles.

Security Access
Mandatory
Security fobs, keys, and access codes must not be shared with non-residents without authorisation. Do not prop open security doors or allow tailgating through secure entry points. Report any lost or stolen access devices to the strata manager immediately.

🎨 Appearance & Modifications

Renovations & Works
Mandatory
Any renovations, alterations, or works to your lot — including cosmetic changes visible from common areas — require written approval from the Owners Corporation before commencing. This includes flooring changes, bathroom or kitchen renovations, and any structural modifications. Building works are restricted to Monday–Friday 8:00 AM to 5:00 PM and Saturday 8:00 AM to 12:00 PM. No work on Sundays or public holidays.

Balcony Appearance
Mandatory
Balconies must be kept tidy and items stored must not be visible from street level or detract from the building's appearance. No hanging of laundry on balconies. Storage of unsightly items such as boxes, excess furniture, or equipment on balconies is not permitted.

Rubbish & Waste
Mandatory
Garbage bins must be secure and hidden from view from outside the lot. Bins should be stored in garages, behind screens, or in designated areas. All waste must be disposed of in the correct bins according to Randwick Council collection schedules. Bulky items must not be left in common areas.

🏊 Pool & Facility Use

Swimming Pool Hours
Mandatory
Estate pools are open 6:00 AM to 10:00 PM daily. No lifeguard is on duty. Children under 12 must be accompanied and supervised by a responsible adult at all times. Glass containers are not permitted in the pool area.

BBQ Bookings
Guideline
BBQ facilities are available for resident use and should be booked through Security. Facilities must be cleaned after use and left in the condition they were found. Excessive noise at BBQ areas during quiet hours is not permitted.

Community Hall
Guideline
The Community Hall at 2 Black Lion Place is available for booking by residents. Available sessions: 8 AM–12 PM, 1 PM–5 PM, and 6 PM–10 PM. Contact Clisdells Strata Management on 9556 5247 for bookings. Residents are responsible for leaving the venue clean and undamaged.

Architectural & Landscaping Standards
Mandatory
All exterior modifications must comply with the Raleigh Park Architectural & Landscaping Standards (updated 2021). This includes adherence to the neighbourhood house colour palette guidelines. Any proposed changes must be submitted for approval before works commence.

Weddings & Events on Estate Grounds
Guideline
Weddings and large events held on estate grounds are subject to the Raleigh Park Weddings Policy. Prior approval from the Community Association is required. Conditions may include time restrictions, noise limits, and clean-up requirements.
